Purpose of Role
 To carry out site management on commercial new build construction projects with the ability to work to tight programmes to ensure the project is completed on time and within budget.
Key Tasks and Responsibilities of the Role

Pre Contract
 Attended all pre-start meetings and provide technical and build ability advice to the design team.
 In conjunction with the project manager and sub contractors develop the tender programme into a working construction phase programme that will be reported on weekly
 Review the drawings with the project manager, sub contractors and prepare information request to ensure that the construction programme is meet
 Assist in the preparation of construction phase health and safety plans
 Carry out dilapidation surveys prior to works commencing.
 Contract Duration
 Running the site from setup to completion and controlling all aspects of site operations
 Supervise all sub contractors as may be necessary and co-ordinate the activities of all the trades and disciplines involved on the site so that all operations are performed efficiently and in accordance with the construction programme and the quality and cost standards
 Ensure that all work is kept on programme and that all details as specified in the drawings and instructions are adhered to
 Preparation of progress reports.
 Prepare RFI and ensure that sub contractors provide as required and in conjunction with the Project Team coordinate and ensure that all answers are obtained in line with the programme.
 In conjunction with the Contracts Manager, co-ordinate and control the sub-contractors on the site, provide appropriate information concerning additional requirements and handle any problems which may arise
 Co-ordinate progress meetings and liaise with sub contractors and other professionals associated with the project and feed back any information to the relevant parties
 Controlling and managing site materials, ordering materials, site labour and drawings and ensure that specifications and drawings are adhered to.
 Controlling and managing site drawings to ensure that all sub contractors are working to the latest drawings.
 Understand the contents of the B of Q and construction drawings and advise the Contracts Manager & QS of any variations
 Manage and control risk assessments and method statements and all other site documentation
 Responsible for weekly site inspections of sub contractor's work.
 Achieve targets related to cost control in connection with the use of plant, labour and materials and provide feedback as necessary to the Surveyor
 Ensure Health and Safety requirements are adhered to at all times in accordance with laid down company procedures as well as the provisions of Health and Safety legislation. This will include the maintenance of the Health and Safety Folder and ensuring work is carried out in accordance with prepared Risk Assessments and method statements. Also ensure appropriate completion of accident records and adequate provision of First Aid Cover
 Ensure the company quality procedures are adhered.
 Prior to sub contractors completing their works and leaving site, carry out inspection and agree and action any remedial works
 Take part in snagging inspection with the architect and client
 Checking all site delivers
 Organise the workforce under his direct supervision so that they are fully occupied, working towards clear
 objectives and to required standards and ensure they sufficient materials to carry out the works.
 Manage plant requirements for the site for both site set up, direct labour and sub contractor’s if their contract conditions require this. Operate a plant register to monitor what is hired and show dates on and off hired.

Post Completion
 Ensure that snagging lists are forwarded to the relevant sub-contractors and agree time frames for completion of the snagging and report back weekly on progress.
 Ensure that all relevant site documentation is returned to office for filing

Experience and Knowledge
 Essential Criteria
 Construction Experience in Fit-Out and Refurbishment Projects
 Strong supervisory skills
 Experience of being involved in projects pre construction stage
 Desirable Criteria
 People Management

Qualifications and Training
 Essential Criteria
 Full clean driving licence
 Trades Qualification
 Five Day CITB SMSTS certificate or subsequent follow up 2-day CITB SMSTS Update Certificate.
 First aid certificate
