Edinburgh – Salary Guide: £32,000

 

 

Fantastic opportunity for an Experienced Property Manager to join this multi-award winning proactive, professional Letting Agency.

The successful candidate must have a proven track record within Property Management; a positive ‘can do’ attitude, extremely well organized and always offer first-class customer service.

 

You must have a full working knowledge of the current legislation, be proactive in your work ethic and thrive within a busy, fast-paced environment.

 

Working within the Lettings Team and alongside the other departments, this is a broad and challenging role which will suit an experienced and customer service driven individual.

 

 The Job – Duties

  • Responsible for the management of a portfolio of let properties based around Edinburgh.
  • Oversee daily work of the Lettings Department
  • Support colleagues with new and challenging situations
  • Ensure all tasks are completed in accordance with current legislation and in line with the Letting Agents Code of Practice.

·        Proactively advising clients on the management of their investment properties.

·        Minimizing vacant periods, negotiating, and enforcing leases, maintaining good relationships with all Landlords and tenants.

  • Carry out property inspections.
  • Carry out viewings

·        Handle escalated client concerns and resolve disputes in a professional manner.

·        Provide regular performance reports and updates to senior management.

·        Ensure compliance with all relevant legal and regulatory requirements.

·        Arranging inventories and check-ins for incoming tenants

·        Arranging end of tenancy check outs and dilapidation reports

·        Dealing with deposit releases

·        Lease preparation 

·        Dealing with any landlord and tenant queries.

·        Submitting insurance claims and deposit disputes for landlords and tenants

·        Serving the relevant notice on Short Assured tenancies and Private Residential Tenancies.

·        Processing rent warranty renewals

·        Managing rent arrears

·        HMO Licensing

·        Tenant Referencing and applications

·        Must have knowledge of dealing with maintenance issues.

Qualifications/Experience:

  • IT proficient
  • Experience of managing a team
  • Full clean driving license
  • Propertymark/ARLA/NFOPP or equivalent qualification required.
  • Professional Appearance
