Full Job Description
As a key member of the Maintenance team, the Maintenance Operative will be experienced in the day to day maintenance requirements of a residential portfolio ensuring quality and timely repairs. Undertaking regular inspection and reactive tasks to ensure the Trust's portfolio is maintained to the highest standard and complies with legislative and insurance compliance. 1. Maintenance responsibilities
- You will be expected to undertake repair and remedial work to the portfolio, within your skill set, as required
- Undertake reactive maintenance tasks to the residential, self-catering and commercial/farm portfolio
- Undertake regular duties including; empty property checks, utility meter reading, pest control
- Work independently and also work with other in house trades to plan and undertake repairs and project work as required
- Develop relationships with external contractors, suppliers and service providers in order to seek quotations and organise work relating to your set tasks You will have experience or a willingness to learn to undertake the following range of maintenance based activities including but not exclusively:
- Minor painting work
- Basic plumbing
- Basic tiling
- Stripping out vacant properties
- Assist with manual handling activities
- Cleaning gutters, drainage and downpipes
- Roof insulation work works
- Operate a range of plant and equipment
- Work on refurbishment projects with other team members and approved contractors as required
- Carrying out emergency, cyclical and reactive maintenance
- Providing information on the condition's status of properties
- To assist in the delivery of compliance in relation to regulatory requirements
- Manage health and safety effectively and maintain the highest standards of safe working practices 2. Projects
- Work within a project environment
- Undertake annual cyclical maintenance tasks and ensure all necessary compliance checks are undertaken in a timely manner.
- Involvement in small scale maintenance refurbishment projects. 3. Additional Responsibilities
- Assist security and house FM team on Mount Stuart house on ad-hoc tasks associated with the daily running of the House.
- Assist the self-catering team on maintenance and repair works to the holiday accommodation
- Provide support and information to other departments.
- Practice good Health & Safety and manage site specific risk assessments for work.
- Keep up to date for specific job training requirements and liaise with the Buildings Manager and Business Support
