Full Job Description
Pre-Construction Manager
We are seeking an experienced Pre-Construction Manager to lead the front-end phase of our client's high-value projects, predominately across the central belt. Based in South Lanarkshire, this role is ideal for a professional with a deep technical understanding of the exterior building envelope, including roofing and cladding systems, and a proven track record of working with Tier 1 and Tier 2 contractors. Whether your background is in Commercial Management, Design, or Construction, we value your ability to de-risk tenders and bridge the gap between initial enquiry and site commencement.
Key Responsibilities
- Bid Leadership: Manage the full tendering process from initial enquiry to final submission, ensuring all proposals are technically robust and commercially viable.
- Envelope Expertise: Provide subject matter expertise on roofing and cladding packages, conducting buildability reviews and identifying potential interface issues.
- Contractor Engagement: Build and maintain strong relationships with Tier 1 and Tier 2 main contractors, acting as the primary technical point of contact during the pre-con phase.
- Value Engineering: Identify opportunities for design improvements or cost savings that enhance project deliverables without compromising quality.
- Stakeholder Coordination: Lead design team meetings, coordinate with external consultants, and ensure a seamless handover to the site delivery team.
What We Are Looking For
- Experience: Significant experience in a Pre-Construction or Bid Management role within the construction sector, ideally involving roofing, cladding, or façade systems.
- Network: A strong background in collaborating with major Tier 1 and Tier 2 contractors.
- Versatility: Proven ability to work across commercial, design, and operational functions to de-risk projects early.
- Technical Skills: Proficiency in reading complex construction drawings and using project programming tools (e.g., MS Project or Powerproject).
- Compliance Knowledge: Solid understanding of UK building regulations, CDM 2015, and health & safety by design.
