Our Rural Team advises on over 1 million acres of farms and estates across the UK, working with a wide range of prestigious clients including private individuals, estates, trusts, charities and corporate organisations.

We are looking for Community Site Representatives to support us in working with key clients with significant and diverse rural assets in Scotland, and will act as key local points of contact in specific areas, provide positive representation, as well as build positive relationships and liaise with tenants, community groups and other key stakeholders.

These roles will be home-based, and you will ideally be based either in the Dumfries & Galloway or Moray areas. The role will be undertaken on a flexible consultancy basis as and when required, estimated to be around 85 days per year, including out of hours and weekends.

What you’ll be doing

Represent Bidwells and the client on the ground, being their “eyes and ears”.
Preparation of and general compliance with work plans drawn up from time to time.
Represent or attend with Bidwells at local meetings relating to activities in the management area as appropriate.
Assisting or submitting representations towards local plans and community consultations.
Engaging with local communities and tenants in relation to local management initiatives and projects, working proactively to gather and listen to local community views.
Prepare and issue aligned social media posts to enhance the reputation of Bidwells and the client.
Assist with day-to-day property maintenance issues that arise, including out of hours emergencies, correspondence, telephone calls etc with tenants and other parties.
Monitor the condition of let residential properties and in-hand land through annual and periodic inspections.
Supervise property repairs and maintenance works, reporting on status and any issues or concerns identified.
Support with completing Health and Safety inspections, whilst reporting and checking on implementation of agreed mitigation measures.
Report potential Health and Safety risks including tree safety management (training provided if needed).
Refer any complaints or issues and assist in addressing some where necessary.
Prepare monthly work/progress reports and other ad hoc reports relating to the rural property.

About You

Must have experience of property management, including maintenance and repairs.
Experience of working within rural property, estate management, facilities, land management, community engagement or a related field would be preferable.
Awareness of local plans, land use, environmental considerations, or community consultation processes would be an advantage.
An understanding of the challenges and nuances of rural communities, agriculture, land use, sustainability, or biodiversity matters would be useful.
Excellent interpersonal and communication skills, with the ability to build positive relationships with tenants, local communities, contractors and stakeholders.
Strong organisational skills with the ability to prioritise workload, manage competing demands and meet agreed deadlines.
Able to work independently with limited supervision.
Practical, solutions-focused approach to resolving property maintenance issues and supporting tenants.
Competent using digital tools, including Outlook and Microsoft Office.
Full valid UK driving license.
