Full Job Description

Role Title: Estate Caretaker - Cumlodden 22.05 hours per week

Reporting To: Neighbourhood Team Leader


Job Purpose:

To provide a high quality, effective cleaning and caretaking service across the Association’s stock.

Key Responsibilities:

Cleaning Service:

 

  • Clean the internal/external common areas in the multi-storey flats/common closes/sheltered housing complexes including grassed areas, refuse chutes, bin and bin areas, back courts, drying areas, car parks and play areas etc. where appropriate to an excellent standard in accordance with agreed timetables, standards and specifications.
  • Clean empty properties as directed to an excellent standard in accordance with agreed timetables, standards and specifications

 

Estate Management and caretaking:

 

  • Respond to acts of vandalism including graffiti as soon as possible after they occur and report all incidences to the neighbourhood hub.
  • Effectively maintain external communal areas including Grass cutting, de-littering, weeding, cutting back vegetation, maintaining beds and disposing of cuttings appropriately off site.
  • Ensure that rubbish and waste disposal is in accordance with local procedures in relation to rubbish chutes and external areas
  • Carry out close inspections to an agreed timetable documenting the inspection and raising any issues such as repairs with the neighbourhood hub.
  • Grit estates, access paths, roads etc. when snow and ice expected
  • Report any breaches of tenancy to the Housing Officer, e.g., noise nuisance, illegal sub-letting, dumping rubbish, concerns around pets etc.
  • Deliver newsletters and other Association communications to all residents as required.

 

Resident Liaison:

 

  • Liaise with Housing Services staff to ensure that residents’ concerns are dealt with.
  • Act as the front face of the organisation. Be friendly, polite and courteous to residents at all time.
  • Liaise with other relevant agencies in the interests of residents.
  • Attend RTOs and respond to feedback received from residents on ways to improve the service.

 

Compliance:

 

  • At all times act within Health and Safety best practice and maintain personal safety, and advise your line manager, and health and safety administrator, of any health and safety issues or failures.
  • Take responsibility in emergency situations by following existing procedures and ensuring effective liaison with the police and other agencies.
  • Update daily work records so that accurate records of completed jobs is achieved

 

Other Duties:

 

  • Deputise for the wider neighbourhood team as required
  • Undertake any other duties as reasonably requested by the Line Manager.
